Discussion about Sugar Wharf affordable housing

A hot topic recently is that condos that started construction in 2020 must have a certain proportion of affordable units, and the government has mandated that it be around 10% of the entire building. Specifically, it is a face-saving project that the Canadian government has done to reduce the gap between the rich and the poor. It is related to the topic I studied for my PhD, which is to oppose social exclusion. As we all know, there are some affordable buildings where poor people live scattered in the prosperous city centers of major Canadian cities. There are also many affordable buildings in the most prosperous areas of New York, although there are a lot of internal housing problems and the application queue has to wait for many years.


In order to gain more support and votes, the government needs to make low-income people live with more dignity and be more tolerated by mainstream society. Then the current talk about the proportion of affordable housing appeared. In this way, regardless of income, everyone can live in the same building, and there will be no problem of residents of a certain address or building being excluded or isolated from society in the future. In this way, the whole society will be a family.


The government will pay the developer the cost price for these low-rent units, and the developer is not allowed to increase profits. However, the purpose of the developer to build houses is of course to make a profit, so the profit will be magnified in the remaining units. As for how much it is magnified, further information or data is needed to understand. In fact, those who can apply for Sugar Wharf low-rent units are mainly young professionals, and there are specific requirements for the applicants' income. Therefore, it is significantly different from the low-rent housing we usually understand, and the impact on the overall quality of life in the building should be very limited. I remember that when I attended the internal press conference of Elm 8, it was introduced that Elm 8 would not have government-mandated low-rent units, which can be regarded as catching the last train.
